Landscape Enhancements 2021

Thanks to savvy expense cuts and saving the past few years we are in a great position to make some landscaping enhancements to common areas without raising dues nor a special assessment. For 2021, the board felt it was important to focus on high visibility areas (viewable from the street).

We challenged vendors to come up with ideas that not only beautified these key areas but were also people-centric. After multiple iterations, we felt Crabapple delivered best!

We hope all residents enjoy the boost in curb appeal and positive impacts on property value.

Please remember homeowners in Montclair own the property in front and immediately behind their units. Our landscapers will maintain what is there up to 10ft, but other enhancements are at the discretion* and expense of the homeowner. Landscapers are not required to maintain fenced yards.

Area 1: Left side of unit 3028 updates includes the planting of hydrangeas, pruned trees to allow more light for new sod areas along the walkway, rejuvenate prune existing shrubs around the gazebo, rich black mulch in all-new planting bed areas.
Area 2: Right side of unit 3011 updates to common area cherry tree island include grouping existing daylilies together, plant hydrangeas and replace the missing Cherry tree, install large flagstone to create a sitting area by trees and stepping stones into turf area to curb, large decorative boulders, weather-resistant park bench, and rich black mulch.
Area 3: Left side of unit 1444, similar to area 2, updates to common area cherry tree island include grouping existing daylilies together, plant hydrangeas, install large flagstone to create a sitting area by trees and stepping stones into turf area to curb, large decorative boulders, weather-resistant park bench, and rich black mulch in planting bed area.
Area 4: There is no rendering for this area, however, updates include removing several declining spirea, rejuvenate Burford hollies, plant wintercreepers, and rich black mulch in the planting bed area.
